Building Department

An important role in deciding whether to grant a permit to people waiting to construct the building.

Building Services
  • Assists property owners with questions regarding use of their property.
  • Receives building or any land development permit applications, and reviews for building code and zoning compliance.
  • Issues building or land development permits and Certificate of Completion, and inspects work in progress.
  • Maintains records for all buildings built or any other land development in our Nausori Town Council Town Boundary and our Rural Boundary since 2018, including building permit and certificates of completion, inspection records, building plans, surveys, electrical certificates, septic system and notices of violations.
  • Answers questions regarding Nausori Town Council General Provision with its scheme statement (i.e. number of horses permitted, fencing requirements, setbacks regulations, etc.)
  • Reviews complaints, makes inspections, and takes appropriate action. 

Building and Development Team 

Building and Development Team is comprised of 2 building inspectors, a Senior Town Planner, a Building Surveyor and the Manager Building and Development.

Services are provided between 8:00 am to 4.30 pm from Monday to Thursday and 8.00am to 4.00am on Friday at our Nausori Town Council Main office.

Plans examiners, inspectors and planners are now available for meetings with customers at our offices. Please keep in mind that many personnel travels between offices, perform inspections, and have other scheduled meetings. Therefore, we are highly encouraging you to make an appointment. We will do our best to meet without an appointment however unscheduled meetings cannot be guaranteed.

Why Obtain Building Permit

Your home or business is an investment. If your construction project does not comply with the codes adopted by the council, your property development (Investment) will be considered as an illegal development and the value of your investment could be reduced.

Property insurers may not cover work done without permits and inspections. If you decide to secure the development on your property or sell a home or building that has had modifications without a permit, you may be required to tear down the addition, leave it unoccupied, or make costly repairs.

A property owner who can show that code requirements were strictly and consistently met––as demonstrated by a Building Inspector/Surveyor carefully maintained records––has a strong ally if something happens to trigger a potentially destructive lawsuit.

Your permit also allows the Building Official to protect the public by reducing the potential hazards such of unsafe construction and ensuring public health, safety, and welfare.

Building Permit Application

Prior to commencing construction, the contractor, owner, or builder must first apply to obtain a permit. Obtaining a permit may require the interaction and approval of several agencies outside of the Building Department; with small exceptions, each of these agency’s may charges fees for their review procedures. The Building Department works to coordinate the involvement of other agencies in the permitting process to obtain a building permit in the most expedient manner while maintaining the county’s high level of quality. This service is not a substitute for a customer’s responsibility to interact with all participating agencies.

Our Processing Timeline

The building team will be updating all applicants on the states of the application within 12 working days from the day of lodgment. The decision normally comes in four (4) ways as follows:

  • Approved : If application is approved, applicant will be informed ( phone call ) a specific date and time for plan pick up.
  • Refused : If application is refused, applicant will be informed ( phone call ) a specific date and time for plan ground of refusal letter pick up.
  • For Further Information: applicant will be informed (phone call and Letter) to provide additional information needed to further processing.
  • Plan to be Forwarded to the Department of Town and Country Planning (DTCP): applicant will be informed (phone call and Letter) to provide additional information including the DTCP fee needed to further processing and file/ Application will be forwarded to DTCP.
